YOGA BY THE POND

In the spirit of helping local businesses thrive during these tough times and to help counter the emotional strain we are facing these days, AyZar Outreach is sponsoring a FREE YOGA SESSION at the Zen Garden by beautiful Brook Lake. Session is instructed by Kat Cheng, a passionate advocate of Yoga and spiritual health.

Please note the class is open to Brookhollow business owners, tenants and their employees only. Session is introduced on a test basis and depending on the outcome, AyZar Outreach may commit to another 8 weekly sessions this Summer. Sign ups are on a First-Come-First-Serve basis and will go fast as we have a 10-person limit in order to ensure social distancing guidelines are observed. Participants are required to bring their own yoga mats and to observe social distancing guidelines. AyZar assumes no liability.

Morning Stroll Through The Park

For a lot of you it is a drive from one particular entry into the park and straight to your office every day, seeing only one section of the park on your daily route.  I and my staff, on the other hand, have the privilege of getting to know all parts of the park intimately as we regularly check on various projects and monitor all aspects of the common area.  Please take a moment and view the pictures from this morning so you too can get a glimpse of various sections. I may be biased, but I happen to think the park is looking better than ever…

2019 “Why Mom Deserves a Diamond” Winners

Nearly 14,000 Orange County students entered the Why Mom Deserves a Diamond contest this year by writing words of appreciation about their mothers.

Grand prize winners Mai Hai Tran and Allison Kim bestowed quarter-carat diamonds to their mothers.  Many other first- and second-place winners won amethysts and garnets.

Since 1993, the contest has given the opportunity for kids to think about why their moms are special, teaches them to be powerful writers, and prepares them for a lifetime of success by building self-esteem.

Founder Diamond Mike Watson established the contest in honor of his adoptive mother, Martha, and the birthmother he had never known. Today, the contest is in honor of all moms.

It’s that time again! The Brookhollow A-Sign auction will occur on May 14, with highly visible panels on the Brookhollow monument located next to the 55 freeway becoming available. Caltrans estimates 169,000 vehicles pass by the sign making it a highly desirable advertising investment. So many eyes, especially during rush hour traffic. As my landlord reminds me, every chance he gets…

As my landlord reminds me every chance he gets, with no shortfall of pride in his voice, I do have one of the best views in the park, one I do not take for granted any single day. I am blessed with such scenery as the turtles lining up in a leisurely sun bath, little ducklings tracing their mom’s footstep into adventures of life, even exotic birds making landfall from time to time to prey on the less fortunate of the wild life.  I also enjoy the hustle and bustle that has settled in with the high occupancy the park enjoys these days; people walking their dogs in their break, a lady from the VA making her daily walk around the pond, the kids from Spectrum Autism playing on the grass, businesses leveraging the beautiful pond for their promotional photo shoots and energizing the landscape with the likes of black and white umbrellas from Gallery of Diamonds or the nicely suited attorneys from Higbee & Associates.

Most importantly, I want to share with you the pleasure I receive watching frequent visits to the free library (Box O’ Books) by the pond, right in my line of sight.  Last week I witnessed a book being checked out only minutes after I checked it in myself. With that prelude I like to ask all to:

And to notch it up one level, let’s make it interesting through an interactive exchange of thoughts by leaving notes on stickies in the book.  Whether it is a high level observation about the book or the writer, a commentary on specific sections, rebuttal to a point made, a take away, revelation, disappointment, critiques, etc. go a long way in providing different perspectives to all readers.  Counter comments are encouraged as I am sure they will make for interesting read as the book gets handed over from one person to the next.

Of course all comments are anonymous and all to be in good taste and made with respect.

FREE Electronics Recycling Collection Event
Friday-Sunday, 9/14-9/16

Compliments of New Life Christian Center, California Electronics Recycler will be conducting an Electronics Recycling Collection for your broken, unused and obsolete electronics from your office and home. Please bring anything that plugs into the wall, except large appliances, single use batteries and fluorescent tubes. The event will be staffed by New Life Christian Center volunteers. California Electronics Recycler will maintain a secure chain of custody until the point that Data Destruction is performed at their facility on every storage device collected.  A Collection Receipt confirming data destruction will be issued for all electronics received. DIAMOND DAY 2018

On May 11 2018 Gallery of Diamonds celebrated the 26th annual Diamond Day.  This is the day that honored the two grand prize diamond winners selected from thousands of students who submitted their hand-written entries on “Why Mom Deserves a Diamond.”   On this day, Katelyn Oho, grade 4 from Christ Lutheran in Costa Mesa and Alethia Winley, grade 8 from Robert Fisler in Fullerton read their winning words to their mothers and received quarter-carat diamonds to give to their mothers.

Beginning in 1993 in honor of Gallery of Diamonds’ founder Diamond Mike Watson in honor of his adoptive mother and birthmother who died before he met her, the contest is now in honor of all moms, and all those who are significant in our lives.

VACANT LOT UPDATE

As part of the City of Santa Ana development process requirement, a community hearing was held on December 14 at AyZar Inc. to discuss 1580 Brookhollow with a number of owners and neighbors in attendance.  The project was received by all with great enthusiasm.  1580 ownership is proceeding with the next submission to the City.  Early renditions hint at the marvelous scope of the project.

REHOMING BEES

Recent Santa Ana winds stripped the leaves of one of our trees and exposed a massive beehive. Clearly we considered it too large to exterminate as it was home to thousands of endangered beeings. A relocating service was found to safely box and transport the hive to their new home. Click here for pictures and video!

As you may have noticed, there are now green painted parking spaces assigned throughout the park. Following requests by some Owners, the Board of Directors approved the assignment of Special Purpose Parking Spaces (SPPS).  Arrival of the Ultra Ducks!

12/17/2016 – A trio of mammoth mallards has winged in to Brookhollow. Larger and more aggressive than our ducky denizens, these newcomers will decisively rush you for a handout. Calls to City, County and Private Animal Control services have all referred to Federal protections of migratory birds. They may mean to stay, so stash your munchies and let’s encourage the bratty birds to fly away!

2/13/2017 UPDATE:
A Santa Ana PD Animal Control officer advised use of an umbrella or air-horn to fend off ducks. They can become aggressive when defending territory, nests or foraging. Please be careful around ducks and do not feed or approach them. In addition to Federal protection, Santa Ana is a designated Bird Sanctuary.

12/16/2016 – We are performing our annual tree trimming throughout the park this weekend on Saturday 12/17/2016. For the safety of you, your guests/tenants and personal property, please do not park under or near any trees. Thank you for your cooperation


Upcoming Water Maintenance

12/15/2016 – The City of Santa Ana has scheduled routine maintenance on Saturday December 17th 2016 from 6 am to 4 pm approximately. The city informs us that water should continue to flow as normal.

1/21/2016 – As an update to the Asphalt/Concrete project currently undergoing at the park:

Removal/Replacement work (red/orange in color) were completed yesterday, Wednesday January 20th. The crew will start on Monday, January 25th at 5AM to attend to Grind/Overlay areas (yellow in color), as it was too wet to complete them in the allotted day this week. Curb painting and striping of affected areas will be performed Saturday, January 23rd. This repair should have limited affect, if any, on regular vehicle traffic. Work will be started at the freeway frontage buildings and continued thru the park. View the updated map Here.

The advertisement will be posted on the main page, in the middle section, where AyZar’s space planning is currently being advertised. The story will remain on the main page for approximately two weeks, however, the length is subject to increase/decrease based on demand for space. 2012 Brookhollow Association Dues

12/10/12 – Brookhollow Association Dues are reduced again this year, by 3%, made possible by the continued efforts of the Board of Directors, AyZar Asset Management, and the support and participation of all Brookhollow Office Park Owners. Association Engages in Parking Re-Design

12/10/12 – With increasing occupancy at the park and some recurring parking issues, the Board of Directors has engaged in a parking design evaluation with the goal of determining if a common area re-design would be effective in creating additional parking spaces.  A status update of the project will be provided at the upcoming annual meeting scheduled for March 15th. Upon project completion, parking policy will also be updated.  For existing parking policy CLICK HERE.

10/19/11 – Effort of the City and Mayor Miguel Pulido to save the Enterprise Zone program were successful with the program remaining intact. The program was targeted for elimination by Gov. Jerry Brown as part of his effort to close a projected $25 billion budget deficit.  The Santa Ana Enterprise Zone encompasses more than 16 square miles of industrial and commercial land, including the Brookhollow Business Park. Businesses already in the Zone can qualify for benefits, as well as new businesses relocating or expanding into Santa Ana’s EZ.

Economic Recovery for Region’s Offices

After three years of decline in the office leasing business, the worst is over, landlords and brokers said.

Companies that hunkered down during the economic slump may not be doing much hiring yet, but many were confident enough about their futures to sign office leases in the first quarter, brokers said. In addition, attractive rental terms spurred deals across Southern California.

“The general feeling is that we have arrived at a plateau and things have become more predictable,” said broker Mark Sullivan of Studley. “And when things are predictable, you tend to see more activity.”

More than 5.5 million square feet worth of leases were signed in the first quarter, a 37% increase from the same period in 2010, according to a report by brokerage Cushman & Wakefield.

That still wasn’t enough to end the long slide in occupancy, however, as overall vacancy in Los Angeles, Orange, Riverside and San Bernardino counties rose to 19.5% from 18.9% a year ago.

Rents also continued down as landlords cozied up to tenants in a competitive marketplace. Average asking rents were $2.31 per square foot per month, a 9 cent drop from last year’s first quarter.

“We are very much in a tenant’s market and will be very much in a tenant’s market perhaps through the third quarter of this year,” said Joe Vargas, an executive vice president at Cushman & Wakefield. “There is a lot of vacancy that has to be eaten away.”

While an economic recovery is underway, hiring so far has been insufficient to drive many tenants to expand their offices. Frequently, brokers say, when tenants renew their leases they are taking less space than they had a few years ago because they have downsized or are fitting employees into smaller work spaces.

That pattern puts pressure on landlords, who “are getting more and more aggressive,” said broker Whitley Collins of Jones Lang LaSalle. “Landlords are desperate to get new tenants because there is so little demand.”

Nearly every lease signed in the last three years was a renewal, Collins said.

Landlords dropped rents to prevent tenants from leaving and few tenants have wanted to spend what it takes to move. It routinely costs from $55 to $125 per square foot to prepare new offices for occupancy, not including desks and furniture. Even with a generous contribution from the landlord for space improvements, upfront costs can be substantial.


Veteran Affairs Clinic

4/11/11 – A new 10,000 square foot space in at building 1506 will be the new home to a Veteran’s Affairs Clinic here at Brookhollow Business Park. The opening date is scheduled to be held sometime during Mid-May.  The clinic will provide our nations veterans with audiology, radiology, vision care, podiatry, and mental health services.  The mental health division will have its own building at 1526. We are proud to have them here in the Brookhollow Business Community.

2010 Harvest Festival & Business Showcase

2010 Harvest Festival & Business Showcase

9/17/10 – In accordance with the over-arching goal of the Brookhollow Office Park Association; to implement strategies that would enhance the well being of all Brookhollow owners and businesses, the management will continuously and aggressively attempt to enhance the public’s awareness of the park and promote it as the destination of choice for businesses and their customers.

In line with that, the Association is hosting a Harvest Festival Event & Business Showcase on Sunday, Oct 17th from 11:30am – 4:30pm which will afford any Owner/Tenant the opportunity to leverage the event and the attending crowd to promote its specific business.

The event is scheduled to be a one (1) day event, held in the parking lot between 1554 & 1560 near the main freeway monument sign and the Halloween Club and will feature a pumpkin patch, free pumpkin give away to all guests of Brookhollow Owners/Tenants that present an identifiable flyer/coupon. We will have an inflatable jumper/slide, carnival style booths, face painting and food items that include kettle corn, cotton candy and drinks.  Owner/Tenant sponsored game booths will be available at cost to all businesses within the park to promote their specific business. These booths will include a carnival style canopy, game and prizes.  Each Owner/Tenant sponsored booth will require at least two (2) of their staff be present to man the booth. Please contact the Association management, AyZar Asset Management should you need assistance with volunteer staff. At these stations the Owner/Tenant may hand out personalized marketing materials or keepsakes to attendees of the festival that are event appropriate.

The Association management is investing a great deal of resources on the event and needs your help to 1st, maximize attendance, and 2nd , make it a successful event. Recycling Program Update: Recycling Cans Reduced

8/11/10 – UPDATED NEWS

Brookhollow Office Park’s recycling program has been up and running for the last few months and we are starting to see positive results. We have increased the number of recycling bins within the park. These “Recycle Only” bins are located in the trash enclosures near 1504, 1518, 1524, 1526 and 1538.  We are closely monitoring the entire park and are finding that more businesses and/or their janitorial services companies are participating at this point. We still have a ways to go to reach our goal and ask that if you have not yet implemented a recycling program in your office or have not contacted your janitorial company and instructed them to properly dispose of refuse and recycling that you jump on board right away. If you need assistance with this please don’t hesitate to contact Carrie at the Association Management office.

In an effort to further support Owners and to make the program more user friendly, the Association has purchased a bundle of recycle trash cans at bulk pricing.  We have been distributing one (1) can to each business throughout the park.  If we have missed you please come by the Mgmt Office and pick up your FREE Recycling trash can.

More cans are available for purchase at a discounted price of $3.50 ea. for individual purchases and $2.50 ea for purchases of 3+ cans. You can call the Management Office at 714-662-2799 to purchase more as you may need.

REMINDER: Boxes must be broken down before being placed in the recycling bins.

Asphalt Maintenance to begin June 7th

5/21/10 – 2010 Asphalt project is being conducted by Pacific Stripping, same company that conducted the 2009 Asphalt project.  The work will start on June 7th.

Click here for a map of areas affected. The areas will be clearly blocked off on these days, starting 6:00 AM.  Please note, all vehicles must be out of scheduled work area by 5:30 AM. Cars remaining will be towed.

Also please note asphalt is hot (225 degrees), oil is sticky, and clothing and tires will be ruined upon contact.

New Recycling Program Coming to Brookhollow

5/11/10 – Brookhollow Office Park is going Green.  As part of the 5-year strategic plan, Brookhollow will begin phasing in recycle bins at designated enclosures as shown on the map below.  Recycling bins will not only allow us to join millions of other business’ who are making the same green transition, but will also create savings of $900 a month from reduced trash costs (albeit with your cooperation).  It is very important that tenants and owners use the recycle bins.  Non-trash items thrown in the trash bins will have to be seperately picked up at additional expense to the association.  Management will be monitoring both trash bins and recycle bins and will cite those in violation of the new rules; tenants in violation of the policy will be charged the additional fees.

As with all things Brookhollow, success is dependent on a group effort.

Association Dues Reduced, Refunds Coming!

5/10/10 – The Brookhollow Business Park Board of Directors is pleased to announce 2010 association dues have been decreased by 8%!  The reduction is in part due to a law suit settlement for delinquent dues not paid in 2009 and 2010 and also due to cost efficient management on operating expenses.

Annual Owner’s Meeting Commences – April 14th

4/19/10 – The association board received a warm reception Wednesday April 14th, presenting both owners and tenants with a 5-year plan for the Brookhollow Business Park at a lunch time gathering.  Among the topics discussed: Money Matters, Operations, Architectural Theme, Re-Branding & Marketing, Sign Program, and BH Common Areas.

The meeting was presented by Sam Clark (Chairman of the Board), Shirin Zarkesh (President), Dean Aynechi (Director of Marketing), and Brian Wold (Website Designer).  At the end of the presentation, owners and tenants were asked for questions and comments.  No motions were brought forward.  For the copy of the presentation, please see the Member Section of the Website.

Old Crazy Horse lot changes ownership — Developer in Talks with City and Potential Buyers

3/25/10 – After over 10 years of vacancy, the old Crazy Horse Lot located between the 55 & Grand Ave will begin development. That is if new owner Jorge Stambuck has his way. Purchasing the lot earlier this year, Jorge was able to get plans for a two-building food-court quickly approved with the city, but he isn’t stopping there.

“This property is the entrance to the commercial district of Santa Ana, and that’s not me pitching you, that’s what the city told me,” Jorge commented. “We need to find the best possible use for this lot. In doing this simple exercise we have rounded up significant interest in the property.”

Indeed, since he has listed the property on the MLS for re-sale in case his development plans are side-tracked, Jorge has solicited interest from Major Hotel Developers, Retailers, and even a Developer looking to build an Indoor-Sports-Complex. The City itself is pushing for a high-class, high-impact project that will benefit not only the Business Park but the entire City as well.

If a Hotel is to be built, it will have to be a major full-service operation including an indoor restaurant, bar, gym, and large conference area. Conceptual plans have been drawn and are being circulated and discussed with city planners. No doubt the City would also love to have a multi-million dollar Indoor-Sports-Complex built right off its Dyer freeway entrance.

In the end, if a suitable buyer for the property can’t be found, Jorge might just stick with the food complex as there is a strong need both within the business park and in the surrounding areas including freeway traffic.

For now, Brookhollow owners and tenants can be happy to know that a high-profile, high-impact project is in the works right next door to them. Tenants and owners can hope to expect a bump in traffic and property values to coincide with this new development.


The 38,000 SF two-story freeway-facing building in escrow

The new owner of 1570 E. Warner Ave is a real estate investment company located in Santa Fe Spring.  They released the following statement.

“At the present time, we are reviewing all the information on possible uses of the building. We are very pleased to be part of the Brookhollow Business Park, and anticipate the purchase of this office building is not only a good investment, but also will be beneficial to the whole business park as well.”

3/25/10 – 1570 Brookhollow, a 38,000 SF two-story, elevator-served building, is in escrow for purchase by an investor.  Stay tuned for updates.


Brookhollow Gets a Face Lift

3/25/10 – The association is currently working on some cost-effective and high-impact projects throughout the park including but not limited to a new paint project and a landscaping color project.  The addition of new umbrellas also will serve to provide Brookhollow Office Park with a needed facelift. Key an eye out for these upgrades with more to come!


Brookhollow Park-Wide Sign Program Revised

3/20/10 – Brookhollow Office Park Association is aggressively pursuing a revamp of its existing monument signs program. The goal is to redesign and relocate the park’s 5 current signs to enhance visibility and leverage the signs to better advertise individual businesses with added placeholders.

The board of directors is also pushing hard to include LED signs at the top of monument that will display rotating images of the businesses, their promotions, as well as park scenery.

Shirin Zarkesh, Association President commented, “We have huge frontage on the freeway that is not being leveraged currently. The goal is to capture the highway traffic to our advantage.”

Shirin went on to discuss the internal beauty and potential of the park that remains vastly unknown to many people. For further information, please refer to the first submission of the sign plan given to the city on March 23rd.
